Zoning:
Zoning in Ucluelet is unique and flexible offering developers a multitude of options for land uses. The Zoning Bylaw was created to divide the District of Ucluelet into zones and to provide for regulations governing the use of land, buildings, structures, off-street parking and loading, landscaping and screening. The District of Ucluelet Bylaw regulates the density and use of land and structures to preserve the amenities of the District and to regulate development for the benefit of the community as a whole.

Zoning is a tool used to implement the policies of the Official Community Plan (OCP) and it guides the growth of the municipality in a systematic and orderly fashion. If a proposed development or proposed changes to existing buildings on a property do not conform with the land use or density specified by existing zoning requirements, then a application for Zoning Bylaw Amendment must occur. Amendments to the Zoning Bylaw or to the OCP can only be achieved through a process of public input and District of Ucluelet Council approval in accordance with the provisions of the Local Government Act.





ZONES

The District of Ucluelet is divided into the following zones:

Residential Zones:

Single Family Residential (R-1) - for traditional single family residences with the provision for secondary suites and bed and breakfasts (B & B’s).

Medium Density Residential (R-2) - a mixture of low to medium density housing by allowing a diversity of housing types, and option for secondary suites in single family dwellings.

High Density Residential (R-3)- a mixture of medium to high density housing.

Residential-Small Lot (R-4) - affordable small homes for single family on small lots.

Guest House Zone (GH) - land for small scale cottage development and guest house accommodation for transient tourists, vacationers, and seasonal workers.

Vacation Rental (VR-1)- for units within a single family dwelling to be used for nightly, weekly, or monthly rental of fully self-contained suite(s), with a long term tenant, lessee or owner present and residing in the dwelling on a permanent basis.

Vacation Rental (VR-2) - for traditional single family dwellings to be used for nightly, weekly, or monthly rental of fully self contained suite(s), without a long term tenant, lessee or owner present.

Manufactured Home Residential (MH) - for modular homes in manufactured home parks.

Hostel Zone (HS) - for hostel type accommodation for transient tourists and vacationers.



Commercial Zones:

Village Square Commercial (CS-1) - for a mixture of commercial services, personal services, and tourist and accommodation facilities, including residential use in a predominantly pedestrian environment. This zone provides a central tourist oriented commercial core for Ucluelet.

Service Commercial (CS-2) - for convenience shopping opportunities for the traveling public as well as people living in adjacent residential areas.

Service Station Commercial (CS-3) - to service the needs of vehicular traffic.

Neighbourhood Pub Commercial (CS-4) - provide land to accommodate neighbourhood pubs.

Tourist Commercial (CS-5) - to provide commercial tourist accommodation facilities outside the main commercial area in the District of Ucluelet.

Tourist Commercial Waterfront (CS-6) - for waterfront recreational, tourist, and marine-oriented uses.



Industrial Zones:

Industrial (I-1) - for a diversity of light and medium industrial uses.

Service Industrial (I-2) - for a variety of service commercial and light industrial uses in the Peninsula Road west area.



Public Institutional Zones:

Public Institutional (P-1) - for social, education, administration, recreation, and other public services to the community.

Public Institutional (P-2) - for private institutional facilities to serve the needs of the community.


Rural District Zone:

Rural District (RU) - for residential uses and activities requiring large parcels of land.



Comprehensive Development Zones:


These zones are intended to provide land to accommodate and regulate a variety of uses as an integrated comprehensive plan. Each zone differentiated by numbered suffix shall be treated as a separate zone.

Eco-Industrial Park (CD-1), this zone is intended to provide for an eco-industrial park.

District Lot 281 (CD-2A), - for Tourist Commercial, Single Family, and Multi-Family Residential development.

District lot 281 (CD-2B) - for Tourist Commercial development.

District lot 282 (CD-3) - for Tourist Commercial and Multi-Family Residential development.

Main Street Dock (CD-4) - for Tourist Commercial, Condominium, Hotel, and Retail.
